Have you ever heard the term 'Buyer's Market'? 

We are experiencing a BUYER'S MARKET in Cache Valley. Currently we have over 1,000 homes on the market which is the highest it's been since I got into this business 18 years ago.

The market in Cache Valley seems to be following the national trends about a year or two behind. The height of our market price wise was April of 2008, where as most of the rest of the nation was already in the midst of their housing crisis.

We currently only have about 5% of our market in short sale or distress.  Other areas of Utah have hit as high as 76%!. 

I looked up a fun statistic this morning and wanted to share.

In Cache Valley the MLS average for a buyers 'good deal' is 3% off list price. We get great deals for our buyers! We have successfully negotiated an average of 7% off list price. In fact, we even have one buyer that saved 18% off the original list price last month!
