A recent article about outdated real estate advice got us thinking about some of the big myths in real estate. As experienced real estate agents we know that the market and times my change, but some things always stay the same.
1) Wait for spring
This could not be further from the truth. While the most homes sell during the springtime, Winter is a close second when it comes to comparing the seasons. December and January have some of the best prices in the entire year. Be the buyer that isn’t subject to nice weather conditions to find a home. Start looking today!
2)Wait for home prices to settle down a bit
If I had a dime for every buyer that wanted to wait out the market, only to watch them miss out on a great home as the market continues to appreciate. There are deals to be had in any market, just stay persistent!
3) New construction is always the best choice
There is nothing like a newly built home. New construction, however, is not for everyone. Rising building costs and a shortage of labor can cause for exceeded estimates and a drawn out timeline. If time is not an issue, new construction can be a great thing. But if you want to take advantage of the market right now, look to other properties.
4) Make an offer with room to negotiate
Once upon a time this was true. But now we have a lot more data and analytics when it comes to assessing the price of a home. As buyers agents, we use this data to make quality offers that will be accepted by the sellers. Too many dream homes have been not been bought because of the time lost between making a low offer and trying to counter.
